A concrete driveway is one of the most visible and most-used surfaces of any home β and one of the most rewarding to do right. A properly designed concrete driveway sheds water, survives plowing, shrugs off road salt, and stays crack-free at the joints for three decades or more. A poorly designed one starts spalling in three winters. The difference is engineering: the base under the slab, the reinforcement in it, the joints cut into it, and the sealer applied to it.
Concrete driveways cost more up front than asphalt β but they last roughly three times as long, require far less maintenance, and offer design options asphalt simply can't match. Over 30 years of ownership, concrete typically comes out cheaper per year. For homeowners planning to stay in their home or maximize resale value, concrete is usually the better long-term investment.
We excavate the existing driveway and subgrade to the depth required β typically 8 to 12 inches below the finished surface. The subgrade is graded and compacted, then a granular base of Granular A is placed in lifts and compacted to 95% Proctor density. For clay soils common in the GTA, we often add a subdrainage layer to prevent frost heave during the winter months.
Driveways carry real loads β vehicles, occasional delivery trucks, sometimes RVs or trailers. We reinforce with 10M rebar mats spaced at 16" on centre, or with heavy welded wire mesh, supported on chairs at the correct height within the slab. The reinforcement controls cracking and dramatically extends the useful life of the surface.
Standard driveway thickness in our installs is 4β5" of 32 MPa air-entrained concrete. Where heavier vehicles are expected, we increase to 6". The air entrainment is non-negotiable in Ontario: it's what allows the concrete to survive freeze-thaw cycles without surface spalling. We specify a 5β8% air content for residential exterior pours.
Concrete will crack. The job of joints is to decide where it cracks. We saw-cut control joints in a pattern based on slab thickness, typically creating panels no larger than 12'Γ12'. Joints are cut as soon as the concrete is hard enough to saw without ravelling β usually within 24 hours of pouring. Expansion joints are installed where the driveway meets garages, walkways and other rigid surfaces.
A concrete driveway doesn't have to be plain grey. We offer broom-finished standard concrete, decorative stamping (slate, ashlar, herringbone, plank patterns), exposed-aggregate finishes, and integral or surface-applied colours. Stamped concrete in particular has become extremely popular in newer GTA neighbourhoods.
New driveways get a penetrating silane/siloxane sealer applied after the 28-day cure. This invisible barrier protects against water absorption, road salt and freeze-thaw damage without changing the appearance. Decorative finishes get an additional acrylic topcoat to lock in colour. We recommend a re-coat every 3β5 years.
Every driveway we build slopes away from the house at a minimum 1.5% grade and includes proper drainage at the lowest point β either directed to a yard catch basin, a curb cut or a designed soakaway. Standing water at the door or garage is the most common driveway design failure, and it's also the easiest one to prevent with proper grading.
Every project is built to current OBC standards. We handle the permit application, prepare the structural and site drawings, coordinate engineer's stamps where required, and book each municipal inspection on your behalf. Final approval documentation is yours to keep on file.
