A below grade entrance β sometimes called a basement walkout or basement side entrance β is one of the most impactful structural additions you can make to a GTA home. It transforms a basement from a sealed-off utility space into a functional, accessible level with its own front door. Done right, it unlocks rental income, separate-suite living and significantly higher property value. Done wrong, it becomes a permanent moisture and structural liability.
Most homeowners think of a below grade entrance as "just a door at the bottom of some stairs." In reality, it's a structural alteration to your home's foundation that requires excavation to footing depth, foundation cutting, structural reinforcement above the new opening, drainage engineering, multi-layer waterproofing, exterior concrete work and code-rated doors and railings. Each phase has Ontario Building Code requirements, and most have municipal inspection checkpoints.
Before we quote a project, we walk the lot to evaluate whether a below grade entrance is even possible. Setback distance to property lines, lot grading, the location of underground utilities, foundation depth, soil type and water table all factor into the answer. In some Brampton and Mississauga subdivisions the side yard is wide enough for a generous staircase; in dense Toronto and East York lots we often need to design a compact, code-compliant footprint. We bring this assessment to every consultation.
Once the design is approved and permits issued, we excavate alongside the foundation to footing depth. In GTA clay soils that typically means 6 to 8 feet. We use proper shoring and step-back techniques to keep the open excavation safe, and we protect existing landscaping, driveways and underground services. Removed soil is hauled off-site rather than piled on your lawn.
Cutting a doorway-sized opening in a load-bearing foundation wall requires a structural plan. We install a properly sized concrete or steel lintel above the new opening to carry the load, with reinforcement detailed by a licensed structural engineer where the municipality requires it. The cut itself is made with a track-mounted concrete saw to keep the edges clean and the surrounding wall intact.
This is the layer most failed below-grade entrances skipped. We install a proper drainage stone bed at footing level, connect new weeping tile to the existing foundation drainage, and run any required sump or backwater valves. The exterior face of the new opening gets a multi-layer waterproofing system: dimpled membrane, troweled-on rubberized waterproofing and a protection board to prevent damage during backfill. Done correctly, your new entrance stays dry through every Ontario spring melt.
Concrete stair treads are formed and poured in place with proper reinforcement and slip-resistant finishes. A landing at the bottom of the stairs provides safe footing in front of the door. We install code-rated guards and handrails where the drop exceeds 600mm. The walls of the stair enclosure are typically built from poured concrete or insulated concrete forms and capped to shed water.
Exterior doors at below-grade entries take more weather abuse than any other door on a home β they sit at the bottom of a stair well that collects snow, rain and debris. We install insulated steel or fibreglass doors with proper threshold details, weatherstripping, and exterior cap flashings. Sidelights or transom windows are an option where natural light is a priority.
Every below grade entrance in Ontario requires a building permit. We prepare site plans, foundation cut details and structural specs, submit the application, and coordinate the framing, structural and final inspections with the municipality. You receive copies of every approval document, which becomes part of your home's permanent record and matters at resale.
The GTA's housing market makes below grade entrances especially valuable. Cities like Brampton, Mississauga and Toronto allow legal secondary suites in detached homes β but only if the suite has its own separate, code-compliant exit. A below grade entrance is often the most cost-effective way to achieve this, turning an existing basement into a legal rental unit and increasing the home's appraised value substantially.
