Overview

Professional basement walkout installation in the Greater Toronto Area

A basement walkout takes the concept of a below grade entrance further β€” it's a full grade-level exit from the basement, typically built at the rear of the home where natural lot grading allows. With a walkout you get a full-height exterior door, often large windows or sliding doors, direct access to the back yard, and an enormous boost in how the basement feels and functions. Walkouts are the single highest-value structural modification we build, and they're particularly impactful for homes on sloped or pie-shaped GTA lots.

Lots that suit a walkout

Walkouts work best where the rear yard sits significantly lower than the front β€” a natural condition on many GTA lots in Vaughan, Markham, Richmond Hill, Brampton's newer subdivisions, and through the Niagara Escarpment side of Hamilton and Burlington. We assess the grade change during the initial consultation. Where grade is borderline, we can design a hybrid walkout-walkup with a short stair section.

Site survey & engineering

A walkout is a substantial structural modification β€” we always start with a survey that captures exact grades, lot lines, easements, utility locations and existing landscaping. From there our designer and structural engineer develop the walkout plan: door and window placement, retaining wall geometry, drainage design, and any required engineered details for the foundation cut.

Excavation & retaining walls

Walkouts typically require excavation across a substantial section of the rear foundation, with engineered retaining walls on each side of the new exit to hold back the soil. We use reinforced concrete retaining walls or engineered ICF (insulated concrete form) walls, with proper drainage behind them β€” perforated pipe in clear stone, draining to daylight or to the foundation system.

Foundation cut & structural reinforcement

The foundation wall is cut for the new doors and windows after temporary support is installed above the opening. New structural lintels β€” typically reinforced concrete or steel β€” are designed to carry the load above the new opening. Engineer's drawings and site reviews are coordinated where the municipality requires them.

Doors, windows & glazing

Walkouts open up door options that aren't possible with below-grade installations: full-height insulated entry doors, French doors, or even sliding patio doors. We pair the door with code-compliant egress windows for any basement bedrooms, and often add additional windows along the walkout wall to flood the basement with daylight.

Drainage & waterproofing

Water management is critical on any walkout. We re-route the foundation drainage around the new opening, install a new weeping tile section under the patio, and slope the finished patio surface away from the house. All cut foundation faces are sealed with rubberized waterproofing and protected with dimpled membrane.

Patios, stairs & landscaping

The exterior side of a walkout becomes a usable outdoor space. We build concrete or natural stone patios at the door, with stairs up to grade where needed. Railings, planters and integrated lighting are coordinated as part of the build. The result is a true outdoor room connected to your basement.

Materials & systems

Ontario Building Code compliance

Every project is built to current OBC standards. We handle the permit application, prepare the structural and site drawings, coordinate engineer's stamps where required, and book each municipal inspection on your behalf. Final approval documentation is yours to keep on file.

Frequently asked

Basement Walkout questions, answered

Does my lot support a full walkout?
Walkouts require enough grade change between the front and rear of the house to expose the basement wall at the back. We assess feasibility during the on-site consultation.
What's the difference between a walkout and a walk-up?
A walkout exits at grade level (no stairs); a walk-up requires a short flight of exterior stairs to reach grade. We build both depending on what your lot supports.
How long does construction take?
Most walkouts run 8–14 weeks of on-site work, depending on excavation depth, retaining wall complexity and weather. Permitting adds time on the front end.
Is a walkout always more valuable than a side entrance?
Yes β€” appraisers consistently value walkouts higher because of the natural light, full-height door and direct outdoor access. Side entrances are great too; walkouts are simply the premium configuration.
What about the retaining walls on each side?
We design and pour engineered retaining walls with proper drainage. These walls become permanent landscape features and are typically clad with stone or concrete-finished to match the home.
Will I need an engineer?
Yes. Foundation cuts of this scale require engineered drawings and (in most municipalities) a stamped structural review. We coordinate the entire engineering package.
