A finished basement effectively doubles the living area of most GTA homes β and a well-designed one transforms the lowest level into the most-used room in the house. Every project is permit-coordinated, code-compliant, and built to feel like a real living level rather than a finished cellar.
Most basements arrive as concrete shells: poured walls, a concrete slab, exposed joists overhead and rough utilities running through the space. A complete renovation involves framing, insulation, vapour barrier, electrical and plumbing rough-ins, drywall, flooring, kitchens, bathrooms, doors, trim, painting and final fixtures. For legal secondary suites it also requires fire separation, sound separation, and a separate exterior entry. We handle every layer in-house.
The two factors that make or break a basement renovation are natural light and ceiling height. We design around the existing windows (often enlarging or adding egress windows where the layout allows), and we work within the available ceiling clearance to keep the space feeling like a real room. Where ductwork limits clearance, we relocate or rebuild it to maintain consistent ceiling heights.
If your goal is rental income, the basement must be built and registered as a legal secondary suite. That means a separate exterior entry, code-compliant egress, fire-rated walls and ceilings between units, separate smoke alarms, proper egress windows, adequate ceiling height (OBC has specific minimums for legal suites), and properly designed kitchen and bathroom. We build to every requirement and provide the permit documentation needed for municipal registration.
Before any framing goes up, we address moisture. Cracks in the foundation are sealed, weeping tile is verified working, sump pumps are upgraded where needed, and a continuous vapour barrier is installed against the foundation walls. We use exterior-rated rigid foam against the concrete plus a stud wall with mineral wool batt β a wall system that handles GTA moisture loads reliably.
Stud walls are framed using kiln-dried lumber, set away from the foundation to allow continuous insulation. Electrical and plumbing rough-ins are coordinated with the layout β kitchens and bathrooms get dedicated circuits, GFCI protection where required, and 200A service upgrades where the existing panel can't handle the new loads.
Secondary-suite kitchens are designed to function as the primary kitchen for a tenant: adequate appliance allocation, proper venting (range hoods to exterior, dryer to exterior), and durable finishes. Bathrooms are framed to standard family-bath spec β walk-in showers or tub-shower combos, exhaust fans vented to exterior, GFCI protection, and tile selections that work in below-grade humidity.
For below-grade flooring we recommend luxury vinyl plank, engineered hardwood with proper moisture rating, or porcelain tile β all materials that handle basement humidity. Drywall is hung with a 1/2" clearance off the floor to manage incidental water. Trim, doors and paint complete the space with a finish quality matching the upper floors of the home.
Heating in the basement is provided by extending the existing forced-air system, sometimes with auxiliary baseboard or ductless heat pumps for legal suites that need independent control. We address sound transmission between units with resilient channels, double-layer drywall and proper insulation in the ceiling assembly.
Every project is built to current OBC standards. We handle the permit application, prepare the structural and site drawings, coordinate engineer's stamps where required, and book each municipal inspection on your behalf. Final approval documentation is yours to keep on file.
